National Standards For The Physical Inspection of Real Estate
The National Standards for the Physical Inspection of Real Estate (NSPIRE) is a set of standards developed by the U.S. Department of Housing and Urban Development (HUD) for inspecting the physical conditions of real estate properties. These standards apply to a wide range of commercial and residential buildings and are designed to ensure that properties are safe, secure, and compliant with local and national regulations. The standards cover various building components, including doors, windows, walls, and other structural elements that impact the building’s overall integrity.
A door that meets NSPIRE standards by definition is a door that provides a means of access to the unit from the Inside or Outside OR a door that provides a means of access to the Inside from the Outside.
The purpose of the door is to provide a means of access to the Unit or Inside, security and privacy, and protection from weather and infestation. The door standards are:
- Door Frame (jamb, header, sill or threshold, stop, seal, weather board, weather stripping, sidelites, transoms)
- Door Slab (top rail, bottom rail, lock rail, hinge stile, shutting stile, panels, middle panel and muntin)
- Door Hardware (hinge, spring loaded hinge, track, doorknob, door handle, latch, strike or latch plate, pneumatic closer)
- Door Security devices (chain-lock, barrel bolt, swing guard, sliding patio door overhead bolt, foot bolt, security bar, bus bar)
Under NSPIRE, commercial doors are subject to several key criteria to ensure they are safe, functional and compliant with all regulaitons.

What is NSPIRE?
NSPIRE stands for the National Standard for the Physical Inspection of Real Estate. In relation to doors it is either:
- A door that provides a means of acces from the Inside or Outside
OR
- A door that provides a means of access to the Inside from the Outside.
The purpose is to provide means of access to the Unit or Inside, security or privacy, and protection from weather and infestation. It includes common components: door frame, door slab, door hardware, door lock, door security devices. These doors must pass the inspections.
